Addison Square at Kelsey Gardens and
The new CityMarket at O Street

Metropolitan Development's Addison Square for the 1500 block of 7th Street NW
As reported by RenewShaw last week, Metropolitan Development has updated its website and announced that its proposed project for the 1500 block of 7th Street will be called Addison Square. Above, in plans I received from the developers yesterday, you can see the changes this will bring to the site from various views. You can find additional drawings and site plans here.

Here's a breakdown of what the project will bring to the community in terms of housing and retail spacce:

  • 256 apartments including:
  • 54 affordable (ADU 60% AMI)
  • 207 at market rate
  • 7 residential/office spaces
  • 14,543 square feet of retail space

The developers plan to minimize the impact the development will have on street congestion in the area by providing a proposed 184 parking spaces. This is well above the 81 spaces they are required to provide by the City which indicate that there must be 1 parking space for every 4 residential units and about every 750 square feet of retail space. The tallest heights of the building will bring it to the same height as the CityMarket at O plan by Roadside Development

REVISED PLANS FOR CITY MARKET AT O

Roadside has released its current plans for CityMarket at O Street which Councilmember Jack Evans has told me the city is doing its best to meet the developers TIF request to make this project happen.

City Market at O Street

City Market at O is expected to bring the following to the site:

  • 87,000 square feet of retail
  • 538,000 square feet of housing including:
  • 80 units of residential senior affordable rental housing
  • 383 units of residential market rate rental housing
  • 150 residential condominiums
  • 200 room hotel
  • 563 parking spaces
  • Revitalize the historic O Street Market built in 1881
  • Install a state-of-the-art 71,000-square foot Giant Food store with 56,164 square feet of retail area
  • Reopen the historic 8th Street thoroughfare
  • 9,000 square feet designated for small local retail
  • 8,000 square foot restaurant adjoining the hotel

This project will also bring a variety of parking options to the site. Parking will be free to shoppers with validation, leased monthly to renters, and sold to condominium buyers.

Will the new Giant still be 24hrs in addition to being the largest supermarket in the City? I wonder if the Starbucks could be 24 hours as well. The abundant activity that will bring to the area should justify our having as much MPD presence on the street as is often seen as Wisconsin&M, Dupont Circle, and Galley Place/Chinablock; none of those location have 24 hour businesses.

I hope the entire site is lit up like a christmas tree all night like downtown.

Did Roadside give you an update on what will happen to the Giant Pharmacy? Will they push to bring a mobile pharmacy to the vicinity to serve the seniors and the rest of us who need convenient access to pharmacy services? Armond Spikell said this would be a possibility at your single member district meeting last year. Has Roadside followed up on this idea?

With all the increased traffic, the crosswalks around the site should all be enhanced to consider all the local foot traffic along this corridor, with the Rec Center and Playground acrross the street, that already has heavy vehicular traffic. Would DDOT Director Emeka C. Moneme be able to offer any insight on this?

Pease know I am 100% behind the TIF for the O Street Market. I have spoken to Neil Albert at least 3 times in the last 2 weeks about this issue and Jeff Coudriet of my staff has been in constant contact with his office to ensure they are doing everything they can to move this process along.

I attended the WCCA meeting yesterday evening where this project was discussed and I'm in touch with Norm Jenkins, the principal for the Convention Center Headquarters Hotel project. In his briefing yesterday, Mr Jenkins informed the WCCA board and community guests that this project is still in very early planning stages and current designs will be modified based on further meetings with community stake holders as they are held over the next few months.

He did confirm that the expected delievery for the project will be 2012. It will be only the third hotel in the world given the Marriott "Marquis" designation as a five-star hotel. The maximum height of the building will be under the 130 ft city zoning requirements for that area. The project is expected to have silver LEED certification. From the illustrations on display at the meeting, it seems that there will be a large atrium that extends to the top of the builidng from the ground floor so that all rooms will have some natural light exposure.

There is expected to be street level retail and a restaraunt, accessible from 9th Street, that will be open from morning to evening to serve both hotel customers and walk-in patrons from the neighborhood.

The WCCA has invited members of the community to serve on a design subcommittee to follow and advise on the development of this project. If you or any one else would like to be involved in that, please let me know and I will pass your contact information on to the appropriate parties. The next public meeting for this project will be at the

ANC2F June meeting Wednesday, June 4.

I gotta say, I agree with renewshaw, I HATE the name Addison Square... is Addison a name we should know? It seems like it should be a little more connected to downtown DC... that sounds like an ugly suburban strip mall...

Its ironic that the huge amount of on-site parking is due to concerns about increased congestion. In reality, its the additional parking that CREATES the congestion. Make it easy to park, and everyone will drive. Make it a little more difficult, and those have the means to walk or take transit will do so.
