Armond Spikell, Roadside Development

[ See video! ] At my ANC2C02 Single Member District meeting last night, Armond Spikell (pictured) from Roadside Development seemed like a proud father as he made an excellent presentation to the community about his frim's project. It has taken an excruciatingly long time to get the project to this point and over several hurdles, but there is still a long way to go. If the project breaks ground in Fall 2008 as planned the development, it will not open until sometime n 2011 at the earliest. There have been many meetings like the one last night where Roadside sought the input from the community which has shaped the project into one that is expected to make Shaw's new Giant supermarket the largest and best in the entire City.

Financing the project is still somewhat of a nebulous problem to be resolved, but Roadside hopes to ask The District for “tens of million of dollars” in government grants in the form of Tax Increment Financing [TIF] to make it all happen. With abundant parking for the site and surrounding retail corridors on 7th, 9th & O Streets, green roofs, space for local small retail, and affordable senior housing, the plan sounds great and reflects that Roadside has done its homework. The test will come in making the plan go as promised and with all of us being very patient.

There will be upcoming meetings as a part of the PUD and zoning process that will allow for public input in the next months which we will note here in the forum.

According to Tony Harvey, of the InTowner newspaper, when Roadside made an earlier presentation before the Historic Preservation Review Board, they "promissed" to provide "subsidized" space to local small businesses in their planned retail space. But they did not use the word "subsidized" in this presentation or an earlier one made at the June Blagden Alley nieghborhood association meeting. The language they use before the DC Office of Zoning during Planned Unit Development (PUD) reviews will be key to what they actually plan to deliver.
